A building survey is a comprehensive inspection of all aspects of a property to determine its condition and highlight any defects which may have an adverse effect on its condition and saleability. It is designed generally for older properties (pre 1930s) or those which have been significantly altered or extended but can be carried out on any properties
I will inspect all accessible areas of the property but will not lift carpets or move large furniture items unless this has been arranged in advance. Where possible, I will test water pressure, central heating and the flow of water through the drains, but will not carry out electric or drainage tests, however, I will advise if these are considered necessary. And I will use a drone where possible replace sample or add extra one as provided.
Additionally, where conditions and weather allow, I will use a drone to provide more detail about the condition of the property.
Photos of various elements of the property along with notable defects will be provided. A summary of defects will be included as will a list of useful contractors and bodies. However, costings are excluded.
In a nutshell, a building survey will determine lingering structural defects or faults within the property.
